“Effective today, I have abandoned the land despite having acquired it in the right procedures. I leave it to the Kingdom in good faith and you will never hear me again contest for it. I have abandoned the land to preserve my respect as a Muganda,” Ham said back in March.
Ham Kiggundu returns to court against Buganda for Kigo Land
Tycoon Ham Kiggundu, under Kiham Enterprises Uganda Limited, has returned to battle the Buganda Land Board over the land in Kigo. This comes a few months after Ham pulled out of the case in attempt to preserve his relationship with the Kabaka.

After this the Buganda Land Board filed an application to the Land Registration Commissioner John Karuhanga to have Ham's titles on the land to be cancelled. On April 24 Byaruhanga appealed to Kiham to abide by the application request.
The tycoon has surprised the public by declining the application by Buganda and through his lawyers, Muwema & Co. Advocates, he insists that the land belongs to his company.
The lawyers claim that the Commissioner's notice was devoid of supporting documents to back up their application: a copy of complaint and survey report.
They also refuted Buganda's allegations that Ham or Kiham Limited had obtained the land using fake titles.
“Our client categorically denies the allegations conveyed in the said notice in particular, that its subject freehold land titles were created over the complainant’s earlier existing Mailo land titles. Our client takes strong exception to the said unfounded allegations which are lacking in factual and legal basis,” read the statement from April 27, 2022.
The land is located on Block 273 Plots 23974, 23975, 23976 and 23977 and seats between Serena Kigo and Mirembe Villas.
Kiggundu's lawyers maintain that Byaruhanga of Land Registration should provide said missing documents so that they can respond appropriately.
These events are likely to ruin the tycoon's relationship with the Kabaka, which relationship he tried to preserve in the beginning.
